16/09/2025Smart Water Monitoring: From Rusted Pipe to Digital Precision
Smart Water Monitoring is a core component of the digitalisation and sustainability strategies implemented by H2O Real Estate Group SL. As part of a broader plan to enhance operational efficiency, reduce environmental impact, and improve guest experience, the installation of intelligent water monitoring systems plays a vital role in achieving measurable and long-term results.
The system, developed in collaboration with Senssal Solutions SL, allows for precise, real-time control of water consumption at the unit level. This not only promotes ecological responsibility but also supports compliance with water restrictions and reduces fixed operating costs.
Specific Objectives
- Optimisation of Water Usage: Real-time monitoring and control enable more efficient consumption.
- Environmental Impact Reduction**: Lower water usage contributes directly to sustainability targets.
- Guest Engagement: Transparent communication of water consumption fosters awareness and responsible behaviour.
- Regulatory Compliance: Supports adherence to current and future water use regulations.
- Cost Reduction: Lower consumption translates to significant long-term savings.
- Reputation Enhancement: Demonstrates the brand’s commitment to sustainability.
From Vision to Implementation
Installing the smart water monitoring system was a crucial step in turning our sustainability strategy into a tangible reality. The setup includes high-precision meters and IoT connectivity, enabling seamless data flow into our management platform. Here’s a look behind the scenes at how it all came together:
The original tap connection, unmetered
During installation – pipe cut and ready for retrofitting with a modern water meter.
The smart system connects to Krossbooking (PMS provider) and visualises data via a custom dashboard. All infrastructure is powered by local Wi-Fi networks and supports future upgrades through modular design. Technologies involved include:
- IoT sensors (Senssal)
- Business Intelligence & Big Data
- Internet connectivity
- PMS/ERP integration
Technical System Functions
The Senssal System integrates IoT technology with management software and PMS to:
- Monitor daily water usage per unit in real time
- Trigger alerts when limits are exceeded (e.g. warning at 80%, full alert beyond quota)
- Identify consumption trends and anomalies, including service staff activity
- Detect leaks, appliance malfunctions, or abnormal humidity levels
- Send notifications to guests (via email or optional WhatsApp integration)
- Assign consumption quotas per reservation to encourage savings
Smart water management from the Backoffice
Thanks to the integration of intelligent water meters with our internal systems, we can monitor real-time consumption, identify usage patterns, and detect anomalies—such as unexpected water flow when no guests are present.
This capability allows us to take preventive action before incidents like leaks or damages escalate, helping to minimize costs, avoid resource waste, and protect our properties. It is a clear step forward in sustainability, efficiency, and smart hospitality management.

Guest Engagement for Responsible Water Use
To complement our internal monitoring, we also engage directly with guests through automated SMS alerts when water consumption approaches or exceeds daily thresholds. These messages are designed to raise awareness in a respectful and collaborative tone, encouraging responsible usage without compromising comfort. This proactive communication not only supports our sustainability goals but also fosters a sense of shared responsibility between guests and hosts.
